The physical scale of a warehouse makes standard cleaning methods impractical and ineffective. A single floor scrubber suitable for an office corridor covers perhaps 500 square metres per hour. A typical Al Quoz or Jebel Ali warehouse covers 5,000 to 20,000 square metres of floor area. Attempting to clean it with domestic or small-commercial equipment means either an unacceptably long clean or an inadequate result — and most informal cleaning crews operate with exactly this equipment.
High-level cleaning is the area most consistently neglected in warehouse facilities. Dust and particulate matter accumulate on the tops of racking systems, on roof trusses, on suspended lighting gantries, and on ceiling beams at heights of 6 to 15 metres. In Dubai's continuously dusty environment, this accumulation becomes significant within weeks. It falls back onto stock, into open containers, onto food products in cold storage facilities, and onto workers below — creating both a hygiene problem and, in facilities handling flammable materials, a fire risk. Cleaning at these heights requires access equipment and MEWP-trained operatives that a standard cleaning company simply does not have.
Floor cleaning in a large warehouse also requires the right machinery. Industrial ride-on scrubber-dryers clean, wash, and dry large concrete floor areas in a single pass at rates that walk-behind machines cannot match. Degreasing of oil-contaminated areas around machinery, loading bays, and forklift charging points requires chemical application dwell time and mechanical agitation before extraction — a process that takes specialist knowledge of the correct degreaser chemistry for concrete and epoxy-coated surfaces.
We use ride-on industrial scrubber-dryers for large open floor areas, covering concrete, epoxy-coated floors, and anti-fatigue matting zones efficiently and to a consistently high standard. Oil stains, tyre marks, pallet debris, and general grime are pre-treated with the appropriate degreaser and extracted in the same pass. Loading bay aprons — which receive the heaviest contamination — are pressure-washed and treated separately as a distinct zone.
Racking systems, roof structures, suspended cable trays, lighting gantries, and high-level beam surfaces are dusted and wiped using appropriate access equipment. Racking uprights and beam faces are cleaned at every accessible level. This is the most operationally significant step in a warehouse deep clean and the one most consistently skipped by cleaning crews without the right access equipment or training.
Loading bays, dock levellers, dock doors, and the immediate external apron areas are among the dirtiest zones in any warehouse facility. We pressure-wash bay floors, clean dock seals and bumpers, wipe down bay doors and shutters, and treat drainage channels. Pest harbourage points around bay perimeters are identified and flagged as part of the clean.
Most warehouses include an office annex and staff welfare facilities — canteen, toilets, changing rooms, and rest areas. These are cleaned to office hygiene standards as part of a full warehouse clean. Washrooms receive full sanitization including descaling of fixtures. The canteen is degreased and food surfaces are sanitized. We do not treat these as an afterthought to the main facility clean.
Yard areas, external walls, bin stores, and perimeter fencing around the warehouse are swept, pressure-washed where appropriate, and cleared of accumulated debris. Gutter outlets and external drain covers are cleared. This is particularly important for facilities subject to periodic landlord or municipality inspections.
